    If a lender cannot clearly articulate the strategy behind their recommendations to you then they are simply quoting a rate ... and quite frankly anyone can do that.

    Your Mortgage is probably your largest investment so make sure you are dealing with someone who has a solid financial strategy and plan that is considering your overall financial well-being.

    If they don't, if they are just trying to 'sell' you their mortgage product, it could cost you thousands and thousands down the road.

    Those of you who know me know that I rarely talk about Mortgage Rates either at HOBN meetings or here in my postings because strictly going for the lowest rate mortgage can often leave you in a situation that doesn’t fit your needs and worse, may cost you thousands and thousands of $$ in the long term (sometimes TENS OF THOUSANDS!). But I just got notice that I have a lender who has released a 4 yr. 2.99% rate and a 3 yr. 2.89% rate and wanted to share. This is a non-restrictive mortgage, meaning you get all the privileges with this mortgage that the lender normally provides. And something to remember – on average, 5 year mortgage terms are broken after 3 ½ years.

    Those who are in the 'I'm looking for a new Mortgage' mode may have recently heard about BMO's 2.99% 5 yr rate in the news but this is a time when you have to do your homework as that mortgage comes with a host of restrictions that are not part of the lender offering referred to above. In particular, with the low rate BMO mortgage you can't:

    • Refinance with, or switch your mortgage to, another lender before maturity
    *** Reading between the lines … you have to SELL YOUR HOUSE to get out of this mortgage unless you are renewing/renegotiating with BMO. There IS no prepayment penalty because you can’t prepay!
    • Get an amortization over 25 years
    • Get BMO’s normal prepayment privileges
    Prepayments are limited to 10% lump-sum and a 10% annual payment increase (BMO’s normal prepayment options are 20%/20%)
    • Have a Low-Rate mortgage under a BMO ReadiLine line of credit
    • Get a Low-Rate mortgage on a non-owner-occupied rental property

    Do your due-diligence and speak with a professional before committing to your next mortgage … know what you’re getting into before you sign on the dotted line.

    Dear Friends and Family

    Thank you so very much for all of your help gathering donations for this project. Your support is just amazing!! I only sent out one email to friends and family and all of you did the rest. You did so much that the donations filled an entire bedroom from top to bottom, front to back and to the point that we could not open the door! It completed surpassed any of our expectations and because of your generosity, we were able to help so many more houses than last year! Last year we made 52 baskets and this year we had enough supplies to make 228 baskets and 45 gift sets for a whopping total of 273!

    There was about a dozen of us that worked over three days sorting and grouping the items, packaging baskets and then delivering them to the various locations on Dec. 16. and I’ve attached a couple of pictures so you can see the process from start to finished product.

    Here is a breakdown of where your donations went:

    Evergreen Women’s Transition House (Surrey) – house for single women and women with children

    Virginia Sam Transition House (Surrey) - house for single women and women with children

    Vancouver Rape Relief and Women’s Shelter –(Vancouver) – emergency housing for women having suffered rape and safe house for women fleeing abuse

    Ama House – (Whiterock) Women’s Shelter for women 55 years plus

    Shimai House – (Whiterock) Shelter for Single Women

    Maxxine Wright House – (Whiterock) – Shelter for pregnant women or women who have just given birth

    Durrant House (Whiterock) – Shelter for women with children

    Surrey Women’s Resource Center – provide services and support for women fleeing abuse

    Lilith House, Athena House, Footsteps – (Surrey) residential recovery homes

    Each of the gift bags had great products that would really help these women pamper themselves – make up, nail polish, perfume, deodorant, candles, hair products, soap, lotions, etc. In addition to giving each of these houses gift bags for their current residents and extras for people who may come in over the holidays, we were able to give the houses boxes of full size bulk items such as toothpaste, toothbrushes, soap, and shampooso that they would have supplies to last them well past the holidays. For different houses, we were able to give them pyjamas, mitts, scarves, hats, boots, or sweaters for all of their current residents.

    I received an email from the Surrey Women’s Resource Center yesterday that read:

    “I wanted to send you a quick note to thank you and your friends once again for your generous gifts this holiday season. Your support really touched a lot of mom’s lives!

    One mom was very desperate to get her children gifts after they suffered a fire. When I gave her one of your gifts for herself, she burst into tears. She was thinking so much of her children and was very overwhelmed that someone cared about her.

    Your thoughtfulness put smiles on many faces and tears in many eyes this season.”

    So thank you once again my friends, this project could not have been completed so successfully without you. Please forward this email on to your friends and family who contributed as well.

    I wish you all a wonderful Christmas and I hope you wake tomorrow morning knowing that you have made a Christmas beautiful for a woman, a mom, a sister, a daughter as well.

    Hi Friends

    It’s that time of year again!

    Over the past few years with the help of many of you, a group of gals have been collecting items for an organization that puts together Christmas baskets for women in the shelters of the Downtown Eastside. Last year, we brought the spirit of giving a little closer to home and we helped the residents of Lilith House and Athena House located in Surrey. With all of your generosity and the help of good friends, we were able to make 52 amazing gift baskets for these residential recovery homes where women are trying to turn their lives around and are being empowered by being given the tools and skills needed to help them live life on their own successful terms. I had the good fortune of being able to deliver these baskets to Lilith House last Christmas and it was an incredibly heart warming experience. The women at the house were so grateful – something as simple as a disposable razor brought a young gal to tears.

    This year again, we would like to support both Lilith House and Athena House as well as a couple of women’s transition homes in Surrey.

    So I am asking for your help once again to empty out your bathroom cupboards! If you can help out by donating any new and unused creams, lotions, soaps, toothpaste, shampoos, perfume samples, make-up, nail polish, mittens, pj’s, slippers, socks, hotel samples, bonus gift sets (gift with purchase type of items), make up bags etc, etc. it would be greatly appreciated! This is a great way to clean up those bathroom drawers and counters. Any donation will be gratefully accepted!

    Please help by spreading the word to your circle of friends, family and colleagues. If you would like to help out with collecting items or packaging or delivering baskets, please let me know  I would like to have all of the items collected by December 9th – please email me to arrange a time for the pick up/drop off of items – I am more than happy to come by and pick up.

    I really believe in Oprah’s mantra of “paying forward” and feel that there is great strength in the power of women helping women through difficult times. Although this is just a small gesture, I am hoping that these baskets will help spread the spirit of the season and give a little gift of “pretty” to gals going through a rough patch in their lives.
